Swiftlet Eco-Park Return Of Investments !!!


"Harry, in any Swiftlet Ecopark, there will be lots of BHs with different orientations, sizes and of course different consultants who will have 1001 design methods, how do the developer ensure that every owner will have a successful unit?"

The above question was buzzing in my head and I think it is not easy for any developer to give a blanket guarantee that every unit that they built will be preferred by those wild birds.

The success rate of any new unit will be greatly dependent on the followings:

1) The location of the individual unit. If the unit is directly below the flying path then it have a higher chances of being a successful unit.

2) The buyer with more knowledge in swiftlet farming will stand a much better chance in drawing those birds into his unit. Normally an experience BH owner have lots of those secret weapons in making their BH superior then the rest.

3) The internal design of the BH complete with proper humidity and temperature controls that will be a preferred unit in the whole complex.

4) The sound system and the type of sound that suit the area where the park is located.

5) Those special installations, such as food and sexy sound, that makes your BH different then the rest will provide you with lots of plus points as compared to the rest.

By looking at the above, your chances will be higher if you have a deep knowledge on how to make your BH superior then the rest.

If you have little know how you will be at the back of the pack and the only way is to wait for the rest to fill up their BHs while you wait for the time when their BHs are full and you harvests those spill overs in the later part of the project.

This again shall be dependent on how well you do up the internals of your building.

In Perak, one of the Eco Park adopted a system where three different "Consultants" were engaged to renovate those buildings after obtaining the "COF/CCCC" certificate. The cost were said to be the main different.

This technique of getting many "Consultants" to renovate the whole park will let to a serious competition among every unit owners.

I am not surprised that the whole place will be blaring with many sounds and the sound decibels will break any window glass of your vehicle if you happened to pass by.

I think the best method is to adopt a system where carried out in Tangkak Johore where only one "Consultant" was engaged and he has the right to ensure that every BH will have adequate nests within a specific period of time.

His design will be standardised and no one will be ignored.

He also have the right to systematically play those bird call sound on the pre chosen birdhouse under his wing. What he will do is to ensure that those birds are well distributed among all the owners.

In this way every buyer will be looked after equally.

Not many have this idea in mind and but I think the concept is much better and the risks of having empty house is minimum.

As a developer, every individual buyer must be given equal opportunity in the industry. If his project can ensure this equal opportunities I am sure all his future projects will be a successful one.


Note: This article is just my personal opinions and I have no bad intention of damaging any Eco Park Developers or "Consultants" or Buyers. They are just my comments and there is no 100% truth in it. My ideas might be radical but to me bird house owners are the victim if the Developer/Consultant cannot deliver what they promised.

Pemaju Untung - Pembeli/Pelabur mempunyai risiko besar untuk gagal .sebab itu kebanyakan bertumpu pembeli luar negara kerana meraka sanggup menunggu hasil walaupun 3 tahun.

The Tangkak Developer was the one who designed my slowed BH previously !
